  • Accept applications from prospects

  • Review "the best" applicants with owner

  • Perform a detailed background check

  • Prepare the lease documents and addenda

  • Perform the move-in inspection with your new tenant

  • Collect the security deposit and 1st month's rent

  • Forward the lease, move-in inspection, security deposit and rent to owner

Manage Only
Cost: $50 Per Unit Per Month

  • Collect and forward rent

  • Enforce late fees

  • Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses

  • Perform periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.

  • Send owner periodic reports on the condition of the property

  • Maintain and monitor a 24 hour emergency repair hotline

  • Provide and oversee a maintenance (handyman) crew

  • Provide an network of licensed, bonded and fully insured contractors who have been vetted for competitive pricing and good work that is up to code

  • Upon completion of lease:

    • Inspect unit and fill out a report on the property's condition

    • Share inspection report with tenant and list any related damages

    • Clean unit and perform any needed upkeep and repairs

    • Re-key locks

    • Prepare property to be placed back on market

Prior to any maintenance/repairs being performed, options will be reviewed with owner and approval will always be received.
